MAINTENANCE MANAGER – POOLE ( 30 hours a week) £9.75 per hour

Our Care Home client based in Poole is looking to recruit a Maintenance Manager to help them in the Care Home with daily maintenance and health & safety.

1. Main Purpose:
To support the Care Home Manager and management team in ensuring high standards of health and safety in the Home and the maintenance of a safe and pleasant environment both inside the building and outside in the grounds.

2. Responsibilities of the Maintenance Manager include:

a) Maintenance
• Carry out daily building and grounds checks against a checklist, note all required repairs/replacements and attend to them in a timely manner
• Maintain the outside of the buildings, repairing any deterioration eg minor repairs to rotten windows, clear and fix guttering, repointing, brickwork
• Maintain the gardens, patios and driveways, including weeding, clearing leaves and snow, power washing, watering, mowing, pruning and some planting as required
• External cleaning and maintenance eg sweeping paths, jet washing and collecting litter
• Undertake all minor repairs to lights, fixtures, fittings, equipment and items
• Undertake all minor improvements such as fitting shelves, repositioning hand rails, fitting new locks and latches
• Check the maintenance book(s) each day and attend to the requests in a timely manner, updating the book accordingly
• Ensure all rooms are maintained in good decorative order and adhere to
• To assist with the moving of furniture, objects etc
• To undertake routine scheduled maintenance of radiators, boiler systems etc.
• Maintain tools and keep maintenance storage cupboard tidy at all times
• Contact approved specialist contractors (e.g: plumbers, electrician, Lift etc.) to deal with major incidences or occurrences
• Source external suppliers and supervise when on site in the Home

b) Health and Safety
• Carry out weekly fire alarm tests (day) and keep accurate records
• Carry out monthly fire alarm tests (night) and keep accurate records
• Work within the Health & Safety at Work Act (1993)
• Advise Home Manager of any failures to H&S checks and work together to resolve issues
• All records to be completed accurately and filed correctly in a timely manner
• Carry out regular health and safety audit as directed by the Home Manager
• Arrange regular H&S meetings as directed by the Home Manager

c) General
• Collect or purchase small items needed for repairs, ensuring prior agreement has been granted and receipts and change handed to the correct person
• Responsible for receiving deliveries and storing goods in the appropriate place
• Ensure empty rooms are prepared for admissions
• Dispose of garden waste in the appropriate manner
• Carpet cleaning
• Moving supplies around the Home
• Actively working to improve services and facilities for our residents
• Ad-hoc tasks as required.
3. Person Specification
• Appreciation and empathy of elderly residents and their needs
• Knowledge and experience in painting and decorating, other routine maintenance
• Experience of working in a health and safety regulated environment
• Minor experience in plumbing and electrics
• Building services experience gained in a customer-facing or care services environment
• Knowledge of health and safety, fire systems and electrical systems
• Good communication skills with the ability to communicate effectively with team members, residents, relatives and suppliers
• Ability to organise, prioritise workload and work under pressure
• Able to work independently with a minimum of supervision
• A good sense of humour and a willingness to muck in is essential
• Adept and flexible with a can do attitude
• Full driving licence
